You’ve been onto all the property search websites, and have found the house of your dreams, but can you actually buy it? 


Buying a home is a big step, and one of the key elements in making it a smooth process is ensuring that you’re in a strong, proceedable position. Estate agents and sellers are far more likely to accept an offer when they know you're fully prepared, and part of that preparation involves working with a mortgage broker. If you're not ready yet, don’t worry, this guide will help you gather everything you need to get there.

Our Fees

At Optimus Mortgages we believe in being competitive and transparent on fees.

For all cases, our initial consultation is free, and you will not be asked to pay a fee until we are ready to submit the application on your behalf.

 

For a standard mortgage, a broker fee of £490.00 is payable in total. £195.00 is payable when you apply for a mortgage product and the remaining fee amount of £295.00 is payable on completion of the mortgage application. We will also be paid a commission from the lender / company that places a charge against / buys your home.

 

All future advice is fee-free. Any future mortgage applications will attract a reduced broker fee amount of £295.00 which will be payable on completion of the mortgage application.

For a Buy to Let mortgage, a broker fee of £990.00 is payable in total. £495.00 is payable when you apply for a mortgage product and the remaining fee amount of £495.00 is payable on completion of the mortgage application. We will also be paid a commission from the lender / company that places a charge against / buys your home.

 

All future advice is fee-free. Any future mortgage applications will attract a reduced broker fee amount of £495.00 which will be payable on completion of the mortgage application.

For a specialist mortgage, a broker fee of £1,490.00 is payable in total. £495.00 is payable when you apply for a mortgage product and the remaining fee amount of £995.00 is payable on completion of the mortgage application. We will also be paid a commission from the lender / company that places a charge against / buys your home.

 

There are additional services and processes that you will need to pay for, such as solicitor’s fees, the lender’s application fee and surveyor’s valuation fee and these are additional expenses of which you need to be aware.
